Homelessness is the largest social and public health crisis in California. Illumination Foundation (IF) is a growing non-profit organization dedicated towards disrupting the cycle of homelessness by providing targeted, interdisciplinary services in our recuperative care centers, emergency shelters, housing services and children’s and family programs. IF currently has 13+ facilities with 22+ micro-communities scattered across Orange County, Los Angeles County and the Inland Empire.

Job Description

The PSH Housing Specialist is a key member of the Permanent Supportive Housing team and is responsible for assisting with facilitating key functions of the PSH programs while promoting housing retention among program participants.

The pay range for this position is $22.00 - $26.00 per hour, depending on experience. 

Responsibilities

  • Work with the PSH interdisciplinary team to address the housing needs of Chronically Homeless Families and Individuals that Illumination Foundation serves.
  • Assist with moving in program participants into their new permanent housing unit.
  • Submit and follow up with maintenance requests.
  • Delivers notices to program participants and records in agency’s landlord database
  • Searches for new housing units and engages with new landlord prospects.
  • Coordinate with landlord partners as necessary
  • Collect participant rents and deliver payment to landlord partners.
  • Maintain internal agency documentation requirements in agency and external databases
  • Utilize the Homeless Management Information System to enter client information
  • Assist case managers with housing related concerns and lease violation while utilizing evidence-based practices to promote housing retention solutions
  • Complete rent reasonableness reviews for properties master leased by Illumination Foundation or directly leased to clients utilizing subsidies provided by Illumination Foundation
  • Conduct regular unit inspections.
  • Complete income eligibility determinations for housing subsidy recipients
  • Generate and maintain program documentation in accordance with funder expectations
  • Coordinate with licensed staff and legal counsel to pursue lease compliance when necessary
  • Must accept personal responsibility and accountability for performance of duties.
  • Responsibilities subject to change upon administrative review.

Preferred Experience/Minimum Qualifications
Required:

  • Current real estate agent or broker’s license.
  • Valid CA Driver’s License and eligibility for company vehicle insurance.
  • High School Diploma or equivalent.
  • Customer and client relations skills
  • Understanding of housing rental market and property management

Preferred:

  • 2+ years working in homeless services preferred.
  • Bilingual in English and Spanish.
  • Familiarity with HCD income eligibility calculator and rent reasonableness determinations.
  • Bachelor’s degree in related field.
